NOTICE OF PUBLIC HEARING

You are hereby notified that the Planning and Zoning Commission of the City of Maitland, Florida, which also sits as

the Local Planning Agency and the Land Development Regulation Commission will hold a public hearing. The hearing

will be held at 6:30 P.M., Thursday, May 2, 2019, in the Maitland City Hall Council Chambers, 1776 Independence

Lane, Maitland, Florida 32751.

The purpose of the hearing is to take public comment, both written and oral, concerning a petition filed for ZONING

AMENDMENT - PLANNED DEVELOPMENT - OPTION 1. The application has been filed by Vestor Communities, Inc.,

Contact: Will Morgan, 3030 Harley Road, Suite 310, Jacksonville, Florida 32257. The applicant requests to rezone

property from Planned Development to Planned Development amending the Planned Development for the

construction of an assisted living facility (ACLF) for approximately 134 residents in individual units consisting of

studios, one bedroom and two bedroom units. The individual unit count for the project will include an ACLF with 120

units. The Planned Development amendment will modify the Maitland Concourse North Development Square

Footage Program among the Lots in the Maitland Concourse North Subdivision. More specifically, BPL proposes to

transfer 38,800 building square footage from Lot 6 to Lot 5 and the combination of FAR from Lot 4 and Lot 5 to

adhere to the .30 FAR for professional office (PO) land use category as contemplated and allowed under the

comprehensive plan. The current property owners are Vc Maitland Senior Housing LTD, 3030 Hartley Rd Suite

310, Jacksonville, FL 32257-8213; and BPL Maitland Concourse North LLC, P.O. Box 3010, Winter Park, Florida

32790-3010. The property address is 601 Trelago Way, Lot 4, 5 & 6 of the Maitland Concourse North Subdivision

and is generally located east of Interstate 4 and North of Maitland Boulevard.

The public is invited to attend the hearing and may comment orally or in writing. Interested parties may examine

the application in the office of the Zoning Administrator, Monday-Friday, 8:00 A.M. - 5:00 P.M., 1776 Independence

Lane, Maitland, Florida, 32751. Questions concerning the notice of public hearing may be directed to the
