NOTICE OF PUBLIC HEARING

You are hereby notified that the Board of Zoning Adjustment of the City of Maitland, Florida will hold a public hearing. The hearing will be held at 7:00 P.M., Thursday, August 22, 2019 in the

Maitland City Hall Council Chambers, 1776 Independence Lane, Maitland, Florida 32751.

The purpose of the hearing is to take public comment, both written and oral, concerning a petition filed for VARIANCE. The applicant requests a variance to permit the following: 1) Lot area of 4,767 square feet more or less in lieu of 7,500 square feet; 2) Lot width of approximately 46 feet in lieu of the 75-foot lot width requirement; 3) front yard setback of 15 feet in lieu of the required 20 feet; 4) and to allow the air conditioning unit to be located 6’ 3 1/2” in lieu of the required 7.5 foot side yard requirement. The property is located at 1741 Fords Avenue in the RS-D, residential single-family and duplex district.

The application has been is filed by the Davila Homes, 2211 W. Washington Street, Orlando, Florida 32805. The current property owner is Lara M F Investments LLC, 14022 Sierra Vista Dr Orlando, FL 32837-4776.

LOT 11, BLOCK A, FORD AND WARREN SUBDIVISION, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK K, PAGE 2 OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, LESS AND EXCEPT: RIGHT-OF-WAY AGREEMENT AS DESCRIBED IN OFFICIAL RECORDS BOOK 2773, PAGE 1638, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.

The public is invited to attend the hearing and may comment orally or in writing. Interested parties may examine the application in the office of the Zoning Administrator, Monday-Friday, 8:00 A.M-5:00 P.M., 1776 Independence Lane, Maitland, Florida 32751.
