You are hereby notified that the Board of Zoning Adjustment of the City of Maitland, Florida will hold a public hearing. The hearing will be held at 7:00 P.M., Thursday, July 25, 2019 in the Maitland City Hall Council Chambers, 1776 Independence Lane, Maitland, Florida 32751.

The purpose of the hearing is to take public comment, both written and oral, concerning a petition filed for VARIANCE. The applicants request a variance to allow an existing garage to be expanded 23 feet from the front property line in lieu of the 25-foot front yard requirement. The property is located in the RS-1A, single-family residential district.

The application has been is filed by the current property owners Carlos and Karolyn Ortiz, 230 Shell Point East, Maitland, Florida 32751.


Lot 42, and beginning at the Southerly most corner of Lot 41, run North 29° 55'32" East along the Easterly line of said Lot 41, 71.75 feet; thence North 87°55'32" West 14.20 feet; thence South 34°02'08" West 55.42 feet to a point on the Northerly right of way line of Shell Point East, said point being on a curve concave Southwesterly with a radius of 276.27 feet and having a chord bearing of South 55°19'12" East; run thence Easterly along the arc of said curve a distance of 11.88 feet to the Point of Beginning. All the aforementioned description being in MAITLAND ISLE SUBDIVISION as recorded in Plat Book 2, Page 111, Public Records of Orange County, Florida.

The public is invited to attend the hearing and may comment orally or in writing. Interested parties may examine the application in the office of the Zoning Administrator, Monday-Friday, 8:00 A.M-5:00 P.M., 1776 Independence Lane, Maitland, Florida 32751.
