NOTICE OF PUBLIC HEARING

You are hereby notified that the Board of Zoning Adjustment of the City of Maitland, Florida will hold a public hearing. The hearing will be held at 7:00 P.M., Thursday, July 25, 2019 in the Maitland City Hall Council Chambers, 1776 Independence Lane, Maitland, Florida 32751.

The purpose of the hearing is to take public comment, both written and oral, concerning a petition filed for VARIANCE. The applicant requests a variance to allow a 60-foot lot width for proposed Lot 1, in lieu of the required 75 feet. The property is located at 205 Sandspur Road, Maitland, Florida 32751. The applicant proposes to replat the subject property to create a two lot single family residential subdivision. (The subdivision replat is a separate application review process and is not part of the application for variance.) The property is located in the RS-3, single-family residential district.

The application has been filed by Development Associates, Inc., 1177 Louisiana Avenue, Suite 207, Winter Park, Florida 32789.

LEGAL DESCRIPTION:

Lot 3, Block C, Greenwood Acres, according to the plat thereof, as recorded in Plat Book Q, Page 128, of the Public Records of Orange County, Florida. LESS AND EXCEPT: 1 foot 5 inches of western Property Line; Seven feet 6 inches in center of North, South Property, section to allow second party to build a carport and meet city requirements.

Also described as: Lot 3, Block C, Greenwood Acres, according to the plat thereof, as recorded in Plat Book Q, Page 128, of the Public Records of Orange County, Florida. LESS AND EXCEPT: The West 1.42 feet of the South 26.00 feet of the North 101.65 feet of Lot 3, Block C, Greenwood Acres, as recorded in Plat Book Q, Page 128, Public Records of Orange County, Florida.

The public is invited to attend the hearing and may comment orally or in writing. Interested parties may examine the application in the office of the Zoning Administrator, Monday-Friday, 8:00 A.M-5:00 P.M., 1776 Independence Lane, Maitland, Florida 32751.
